I saw an article in the New York Daily News that reported on a poll saying that 36% of New Yorkers under the age of 30 are planning to leave New York within the next five years, and that 25% of adults are planning to leave as well.
Quite frankly, that’s amazing.
Virginia is a low tax state. Come on down!!

It was recently released that Jack Nicklaus, the Golden Bear himself, has purchased a second home at Creighton Farms in Haymarket. Creighton Farms is an upscale subdivision built around a Jack Nicklaus designed golf course. I’ve followed Jack’s career my whole life, and took his advise from his book “Golf My Way”.
Now it’s my turn to give Jack some advise! He knows the golf world, and I know real estate. Since he’s buying new construction, my video is about the importance of a pre-drywall home inspection. This is the consumer’s opportunity to see the “bones” of the house before everything is covered up with drywall. You have the opportunity to see the plumbing, electrical, framing… in short, everything about the house before it’s covered with drywall and insulation.

I started using the slogan “A Full Time Agent for Your Full Time Needs” back in 2005 when the market was red-hot and everybody and their brother had a real estate license. The agents who either got their real estate license or simply activated it for a year or two are long gone, but I’m still here.
Metropolitan Regional Information Systems, Inc. (MRIS for short) is the provider of our multiple listing service. They recently commissioned a study about the value of a Realtor in today’s market. ninety-five percent of homebuyers surveyed felt it was just as important, if not more important, to work with an agent. That’s no surprise to me.
However, 53% believe that working with an agent is more important today than it was a few years ago. Customer service, industry knowledge, and overall guidance was viewed as critical to the home buying or selling experience.
The most valued qualities were:
- Trustworthiness
- Experience in buying or selling
- Willingness to look out for their best interest
- Experience in negotiating contracts
- Responsiveness
- Familiarity with real estate contracts and legal documents
- knowledge of the local community.
This is a very complicated market. Short sale transactions are very difficult. That is why I have my Certified Distressed Property Expert designation so I not only know what is involved with short sales, but I have all the resources available at my fingertips to help both buyers and sellers. Foreclosures present their own challenges. Every bank has their own “bank addendum” which needs to be read and explained thoroughly. I’ve aligned myself with the best affiliates in Northern Virginia to help with mortgage loans, termite inspections, home inspections, legal issues, title issues, and settlements. My business would be so different if I did not align myself with the best.

I suppose Uncle Sam is thrilled April 15th is coming, but most of us dread it. With that said, if you are due a refund, you should file your taxes as soon as possible as you will get your overpayment sent back to you sooner.
