Days On Market Cut In Half!

The February statistics were released by the Northern Association of Realtors recently and it showed the days on market for a property cut nearly in half, from 109 days to 56 days!  That is definitely a sign that the market has picked up tremendously!

The number of homes available for sale has dropped from 7,811 to 6,037.  Many of my buyers are complaining about the lack of inventory… of course, it’s down nearly 18%!

When is a good time to buy? How about NOW!

Washington DC Metro Area was named the #4 market in the nation for young professionals.

Portfolio.com analyzed 67 U.S. metro areas with populations above 750,000 that offered the best opportunities for workers in their 20s and early 30s. A 10-part formula looked at strong growth rates, moderate costs of living, and substantial pools of young adults who are college-educated and employed.

Take a look at the following Metropolitan areas where more than one-third of households under age 45 have incomes of $100,000 or more.

Builder Incentives!!

Clubhouse and 18th Hole at Dominion Valley Country Club in Haymarket VA

I am finding that many builders are offering incentives for buyers to buy their product.  One of the more unique is Toll Brothers and their property at Dominion Valley Country Club in Haymarket, VA.  Toll Brothers is offering new home buyers the opportunity to use all the facilities and amenities offered at Dominion Valley to purchasers while their home is being built.  It sounds like an interesting promotion, especially if where you live doesn’t have a pool – let alone a golf course!!  Not a bad deal I would say!  Dominion Valley is a lovely community, and one of the few gated communities in Northern Virginia.

In addition to this, they will continue the incentive for an additional six months after closing.  Of course, provisions apply, and I haven’t had the opportunity to read the fine print, but it seems worth exploring!

It was a joy to hear Dave Liniger and Kristi Graning talk about today’s real estate market.  As always, Mr. Liniger was full of statistics, market updates, economic trends, and the latest that is going on in Washington.  Kristi Graning discussed the uses of technology, the improvements being made to REMAX.COM and agent uses of Facebook, Twitter, and other social media sites.

Marker Miller Orchards Farm Market in Winchester
I spent a wonderful day with my two youngest children at the Marker Miller Orchard Farm Market in Winchester on Monday.  We picked three bags of apples, ate a half dozen apple cider donuts, and spent a glorious day outside!
Although Winchester may seem a far drive from Fairfax, Marker Miller Orchard is definitely worth the trip.  They still had plenty of apples, they are located in a very scenic valley, and their traditional farm market is the best.
What’s this have to do with real estate?  Not much, actually, I just thought I’d promote a well deserving business.  Take the drive!!

First-Time Buyer Tax Credit

It’s been in the news, talked about, and discussed, but this flyer gives a great summary of what 2009 buyers can expect!

First, this credit does not follow the calendar year!  It expires December 1, 2009 and is a reduction to your tax liability, not a check sent to you because you purchased a home.

There are also income caps.  If you are single, the cap is $75,000 and joint filers it is $150,000, and you need to stay in the home for three years.  Unlike 2008, this is a true tax credit, and does not have to be repaid as long as the three year requirement is met.
